Building Enclosure Commissioning for Building Renovation
Gale was retained by Hanson, the project’s mechanical commissioning provider, to provide Building Enclosure Commissioning (BECx) services for the renovation of the University of Central Florida’s Chemistry Building. The existing three-story facility underwent extensive renovations focused primarily on interior remodeling and HVAC system upgrades, accompanied by targeted improvements to the building enclosure.
Building enclosure renovations included repairs to exterior concrete and brick veneer, replacement of select aluminum-framed storefront and curtain wall assemblies, replacement of membrane roofing, and construction of new wall systems utilizing metal panels and aluminum-framed windows to enclose the second- and third-floor courtyard areas. Gale’s services spanned the design, construction, and post-construction phases and included development of the BECx Plan and specifications, peer review of construction documents, and review of contractor submittals and shop drawings.
During construction, we performed periodic site observations and specialized testing services, including window water infiltration testing and infrared roof moisture scanning, to evaluate installation quality and system performance. Post-construction services included documentation review and commissioning support to facilitate the successful implementation of the renovated building enclosure systems.
