Building Enclosure Commissioning and Testing Services
Gale provided building enclosure commissioning and design review services for the new construction of two educational facilities totaling approximately 165,000 gross square feet. Retained by Hanson Professional Services, the project included Building 1, which houses administration, guidance, media, auditorium, and gymnasium spaces, and Building 2, which includes kitchen, dining, serving, and custodial functions. The building enclosure systems consisted of concrete tilt-up walls, low-sloped modified bitumen roofing over insulation, standing seam metal roofing at entry canopies, and operable aluminum punched windows.
Gale supported the project throughout design, construction, and post-occupancy phases. Services included preparation of the Building Enclosure Commissioning (BECx) Plan; review and redline markup of Division 07 and 08 specifications, details, and drawings; and review of contractor shop drawings and submittals related to roofing, waterproofing, and fenestration systems. During construction, Gale performed periodic field observations and issued written reports documenting construction methods, materials, and progress.
As part of the commissioning process, Gale conducted comprehensive building enclosure testing to evaluate system performance and installation quality. Testing services included whole-building air leakage testing, quality assurance and diagnostic water leakage testing, and infrared thermographic scanning performed prior to whole-building testing. Following project completion, Gale reviewed as-built documentation and conducted a warranty-phase facility review to support long-term building performance.
The completed facility received industry recognition as the recipient of the 2026 Florida Educational Facilities Planners’ Association (FEFPA) Architectural Showcase Award, earning First Place in the High Schools category.
