Building Enclosure Commissioning Services for Replacement School

Gale provided building enclosure commissioning (BECx) services for a new 107,024-square-foot elementary school replacement project for The School Board of Volusia County. Designed by BRPH Architects as the Architect of Record, the facility incorporates a diverse range of building enclosure systems, including concrete tilt-up wall panels, cast-in-place concrete walls, thermoplastic roofing, fluid-applied air barriers, stucco, storefront systems, skylights, polycarbonate panels, high-performance coatings, and a pre-engineered metal play area structure.

Gale supported the Owner throughout design, construction, and post-occupancy phases to help promote the long-term performance of the building enclosure systems. Services included review of architectural drawings and Division 07 and 08 specifications, evaluation of enclosure components, testing services, and coordination with project stakeholders. During construction, Gale reviewed contractor shop drawings, performed periodic site observations, and provided quality assurance support. Upon project completion, Gale prepared a comprehensive Building Enclosure Commissioning (BECx) Report documenting system performance and compliance with project requirements.

The completed facility received industry recognition as the recipient of the 2026 Florida Educational Facilities Planners’ Association (FEFPA) Architectural Showcase Award, earning First Place in the Elementary Schools category.
