Roof Assembly and Mechanical Units Replacement
The building was experiencing ongoing leaks related to the roof system. Multiple defects were identified during Gale’s evaluation including failed seams and deteriorated and detached roof membrane. From a drainage analysis, it was determined that the existing gutters/downspouts were inadequately sized. Sections of the masonry parapets were found to be deteriorated, leaning, and in need of structural rebuilding. The existing rooftop mechanical units, including exhaust fans and gravity vents, were also found to reach the end of their service life. We provided design for replacement gutters and new external downspouts to provide adequate roof drainage and to supplement internal roof drains; and structural augmentation and rebuilding of deteriorated and leaning existing masonry parapet walls.
